SB684 / SB1123 Webinar
Those interested in learning about the potential of SB684 / SB1123 which allow by-right subdivision approval for up to 10 fee-simple lots (depending on the size).
These projects are relatively small and difficult to create scale which makes them less interesting to large, public builders and perfect for small developers and flippers who do less than 20 projects per year.
For aspiring developers, this is a reasonable size entry into your first development project give the size and the equity requirement.
We are typically seeing this projects pencil to about a 30-50% cash on cash over a 20-month period. The timeline breakdown is something that we will go over on the call.
