 Breakout Topics
#UrbanPolicy - What is the larger vision for LA? Come think big with Architects and urban designers Neal Payton and Greg Chasen. Vinayak Bharne and Steven Lewis will lead questions focused on Altadena. Steven is part of the Altadena Rebuild Coalition
#Cleanup - Phase 1&2: What are positive developments and challenges being observed? How do they impact cost or schedules? What are implications of opting-in/out of the process?
#PracticeModels - Rapidly rebuilding with limited resources may require models which address scale, cost & speed:
Kevin Skiles, architect-builder, shares his experience constructing 45 homes in the aftermath of the Sonoma-Tubbs fire and how thinking about economy of scale at the block/neighborhood level helped many to rebuild in a cost-effective way. He shares his optimism and the mindset of owners who went on to rebuild and thrive
Under-grounding utilities may require neighbors sharing scope at scale. Justin Skaggs, a dry utility expert will be available to give feedback.
The Foothills Catalogue, led by architect Alex Athenson, like other 'Standard Plans' and historical catalogues of ‘Pre-approved’ homes that can reduce design & permit time.
Early phasing of ADUs / Accessory Structures can get owners and neighbors back into their community before their main house is rebuilt.
Modular or Prefabricated ADUs and houses, such as Build Cover, led by Alex Rivas, could shorten C. of O. to "months" after cleanup is signed-off, dependent on factors.
#Insurance/Finance/Funding rebuilds: How do the under-insured pay for their rebuild? What about those who have no insurance or capital? Groups discuss: A) Market-driven financing options and B) community-based funding
Is there a place for new financial products on the market?
SBA and other loans
Land use strategies such as Split Lots (SB9) & SB 1123 developments
Community Land Trust (CLTs)
#CaseStudies: Some lots have cleared Phase 1. The first SB9 permit has already been submitted to the City. Owners in Altadena have discussed forming Community Land Trusts. Learn from Case Studies and bring your projects to workshop anonymously.
Cost: $30, discounts available for community orgs
