This month we are having 3 guest speakers share about different strategies they have used to purchase real estate this year!

Kris Bucci and his wife Sari, whom many of you already know, recently acquired a dream lake home through a unique strategy called a vendor take back. 

In this deal, they negotiated a 2-year interest-only payment on a lake house that has great value-add upside and the potential for some big short-term rental income!

Kyle Ford is going to be discussing a very interesting topic! He purchased a 10-unit apartment building with a BRRRR strategy. One of the biggest challenges in any multifamily BRRRR is tenant turnover.

Kyle is going to talk about how he was able to successfully buy-out the tenants without concern of damaging the property or, more importantly, his reputation.

Donna Cook is an RTO (rent to own) expert and is going to walk us through the details investors need to know about setting up and running a profitable RTO investment business. A few questions I'm thinking of asking are:  Should it be tenant first or property first?  How to get paid more as the facilitator? What are the biggest risks and how to mitigate them?  How is the agreement different than a standard JV?  What's the best way to select the right tenants?  How do you agree on the future purchase price?

Here's a little about what Edna wanted to share:

Making money is a love of mine. To make it, I focus primarily on real estate investments focussing on multi-family residences and joint venture partnerships.

I am a co-founder of 3D Real Estate, Profit in the Prairie Real Estate Investor Group and Multiple Ways to Wealth, a training, education and membership organization for real estate investors.

Since 2001, I have built my own real estate portfolio to 

over 520 doors with a value of $60 million.

 All except the first two properties were bought with the help of other people’s money (joint venture partners).

My husband Warren and I own 14 doors personally and the rest with joint venture partners. Most of these partners are passive investors looking for a great rate of return without being actively involved in generating it.

We are so excited to have this months meet up be all about how to buy a building that already has tenants in it, how to be a better landlord and learn what systems you can use to make your life easier! 

We hear so many people asking us all the time how you buy a building with tenants that are paying low rent and needs a complete overhaul, but still do it within your rights. 

Ray Vozza of BV&Co is coming on to share how he has been able to purchase 55+ units with tenants, reposition the buildings, and then build strong relationships with his new tenants! When it comes to the power of language and working with tenants, Ray is somebody we always call to chat and brainstorm ideas with. 

We also know a lot of people lose money with rent or deposits because they loose the lease, they don't fill it our proper, or they lose their time meeting tenants to sign paperwork. 

We are bringing in the online rental platform Pendo, who are bridging the gap between landlords and tenants with technology! We have been using Pendo for over 2 years now and has been a life saver in so many ways to help us stay organized, collect rent, and do online signing! 

This month is going to be super valuable and also I promise you will learn some new strategies to implement into your portfolio right away!

Limor is a well established real estate investor that was able to build out an incredible real estate portfolio, but along the way realized it wasn’t always fun managing properties and doing the work.
